Your Credit History 

Your credit history is reflected in your credit score, and your credit score is the single most important factor in determining what kinds of mortgage loans you will qualify for and what your interest rates will be.  A higher credit score means you pay your bills on time and you manage your credit well.  By doing these things, you are proving to others, particularly mortgage lenders, that you are deserving of their investment in you.

A higher credit score will make it more likely that you will be able to qualify for little to no money down loans, cutting-edge interest rates and the lowest mortgage payment possible.  On the flip side, a lower credit score may mean that you need to have a larger down payment (maybe as much as 20% down), that you may not qualify for the low fixed-rate loan you want, or that you may not qualify for as much house as you'd like.
